Permits and Codes
Q: Will my project require permits? A: Many remodeling projects in Orange County require permits—especially structural changes, electrical, plumbing, HVAC, and additions/ADUs. We handle permit preparation and submission and coordinate inspections as part of the project.
Q: Are you familiar with local Orange County building codes and HOA requirements? A: Yes. We are experienced with Orange County and city-specific building codes, zoning requirements, and common HOA processes. If you belong to an HOA, we’ll help ensure plans meet community guidelines and submit required documents.
Timeline and Scheduling
Q: How long will my remodel take? A: Timelines vary by project size and complexity. Typical bathroom remodels take 3–6 weeks; kitchens 6–12+ weeks; whole-home renovations and additions can take several months. We provide a project schedule with your estimate and update you throughout the job.
Q: When can you start? A: Start dates depend on current workload, permitting timelines, and material lead times. We’ll provide an estimated start date during the proposal stage and keep you informed of any changes.
Materials and Subcontractors
Q: Do you supply materials or work with my chosen suppliers? A: We can handle procurement of materials and fixtures, or we’ll work with items you supply. We maintain relationships with local suppliers and specialty subcontractors to ensure quality and timely delivery.
Q: Will you use subcontractors? A: For specialized work (electrical, plumbing, HVAC, structural framing, engineered systems) we use licensed subcontractors. We coordinate their schedules and oversee quality to ensure seamless integration into your project.
Design and Changes
Q: Do you provide design services? A: We offer in-house design consultation for layout, finishes, and functional upgrades. For complex design needs we collaborate with architects and designers and can assist with plan development and permitting.
Q: What if I want to change the scope after work begins? A: Change orders are sometimes necessary. We document scope changes in writing, including cost and schedule impacts, and require client approval before proceeding.
Communication and Oversight
Q: Who will be my point of contact? A: You’ll have a dedicated project manager who coordinates trades, schedules inspections, and provides daily/weekly updates. For small jobs, the owner or lead carpenter may be your main contact.
Q: How do you handle jobsite cleanliness and safety? A: We follow industry-standard safety practices and keep the site tidy with daily clean-ups. We protect existing finishes with coverings and floor protection and secure the site when crews are offsite.

Q: Do you offer a warranty on workmanship? A: Yes. We provide a warranty on our workmanship—details vary by project type. Manufacturer warranties apply to appliances and fixtures. Warranty information is included in your contract.
Q: How do you handle punch lists and final inspections? A: Near project completion we walk the site with you to create a punch list. We complete remaining items promptly and coordinate final inspections with the city as required before final payment.
Payments and Contracts
Q: What does the contract include? A: Contracts include scope of work, materials and finishes, project timeline, payment schedule, permit responsibilities, warranty, and dispute resolution terms. We explain every section before you sign.
